Commodities investment guru Jim Rogers stepped into the U.S. subprime fray on Wednesday, predicting a real estate crash that would trigger defaults and spread contagion to emerging markets. ....
"Real estate prices will go down 40-50 percent in bubble areas. There will be massive defaults. This time it'll be worse because we haven't had this kind of speculative buying in U.S. history," Rogers said.

"If we could wave a wand and housing prices go up 10 percent, the subprime mortgage problem would disappear," he said.

Most people, it is commonly said, go through five stages when dealing with doom: denial, anger, bargaining, depression and acceptance.
As far as San Diego bankruptcy attorney Mark Miller is concerned, many homeowners are only in the “denial” stage regarding the subprime lending crisis, although they may soon slip into “anger.” Miller deals with the crisis every day. In the past eight months, he has watched as clients lost about 150 homes through foreclosure. “We're seeing a ton of people come in with their shoulders sagging, wondering what they should do,” Miller says. “The numbers are going up month by month.”
Although the worst problems right now are concentrated among subprime borrowers – people with impaired or low credit ratings – it appears increasingly likely that the problems will spill over to the rest of the housing market. “The whole mortgage market has cancer,” says Peter Schiff, head of Euro Pacific Capital in Newport Beach. “It's just that the subprime market is showing the first lesions."

A 90%? :)
V ZDA je nekdaj, ze dolgo je tega, bil standard 20% pologa. Potem 10%. No, ze nekaj let je absurdno veliko nepremicnin kupljenih z 0% pologa, torej z 100% financiranjem. To se doseze na naslednje nacine:
1) 0% pologa in zavarovanje kredita. Ki je drago, pa se zavarovalnica lahko pokvari zurko z dodatnimi pogoji
2) 20% pologa, ki je tako imenovan "piggyback loan", torej denar, ki si ga posojilojemalec loceno sposodi, da prikaze tistemu, ki mu da 80% kredit, kot da ima 20% svojega denarja. Pa ga nima.
Vecinoma je teh 20% v obliki locene hipoteke na isto bajto, in obravnavane kot sekundarna hipoteka.
Se to: ti procenti so vecinoma oznaceni s kratico LTV, oziroma loan-to-value.
Ce mislis, da je to fucked - v Angliji so banke pravkar predstavile nov bancni produkt: 103% posojilo - za tiste, ki nimajo niti toliko razpolozljivega denarja, da bi si kupljeno stanovanje opremili! PS. Pravkar vidim, da so v ZDA poznali tudi 107% hipoteko...

Se nekaj - Loan reset schedule.
Namrec, veliko kreditov v ZDA je tiktakajocih bomb - z umetno nizkimi placili nekaj let, ki eksplodirajo v od 30% do 300% visje obroke (to so bili eksoticni produkti za dolocene namene, a so jih v zadnjih letih dajali pac zato, ker ljudje niso izpolnjevali pogojev za druge kredite, kar je 2x fucked - pricakovanje je bilo da bodo cene nepremicnin vecno rasle in da bodo na podlagi tega ljudje te hipoteke poplacali, ko bo cena hise narasla.)
